i got under to inspect the oil pan and notice the two bolts on the corner of the pan were loose....i went ahead and tight them to spec (double check all of them also) , hopefully that was the issue , i am not counting out the possibility that solve the issue, but i kinda feel it did since two corner bolts were really loose and that was the only corner of the oil pan with oil residue on the bolts.
just though i keep a potential buyer updated.
